Terms of Service

These Terms govern use of tropichavenadventures.com (the “Site”), operated by Tropic Haven Adventures, a trading name of Country Mungrel Studios, Kingston, Jamaica (“we”, “our team”). By creating an account, listing a property or making a booking you agree to these Terms.

1. What we are

The Site is a marketplace that connects independent hosts offering short-term accommodation in Jamaica with guests. We are not the owner, operator or manager of any listing and are not a party to the rental agreement between host and guest, except as payment collector as described below.

2. Accounts

You must be 18 or older. Keep your login details secure; you are responsible for activity on your account. We may suspend or close accounts that breach these Terms.

3. Listings and verification

Hosts must have the right to rent the property and must describe it accurately. Our team reviews listings before publication but does not guarantee any listing. We may remove or edit listings at our discretion.

4. Bookings and payment

Guests pay the full booking amount to us at the time of booking by PayPal or bank transfer / Lynk. A booking is confirmed only when payment is received. We collect payment as the host’s limited payment agent, deduct our commission as shown on the Pricing page, and remit the balance to the host after check-in.

5. Cancellations and refunds

Cancellations are handled under our Cancellation Policy, which forms part of these Terms.

6. Conduct

No unlawful use, harassment, discrimination, fraud, fake reviews, or attempts to take bookings off-platform to avoid commission. Guests must respect house rules and local law.

7. Fees

Fees and commissions are published on the Pricing page and may change with notice. Pro Host subscriptions renew monthly until cancelled from your dashboard.

8. Liability

To the fullest extent permitted by Jamaican law, we are not liable for the condition of any property, the conduct of any host or guest, or any indirect or consequential loss. Our total liability to you for any claim is limited to the fees we received from you in the 12 months before the claim.

9. Governing law

These Terms are governed by the laws of Jamaica. Disputes are subject to the exclusive jurisdiction of the courts of Jamaica.
