Host Agreement

Host Agreement

This Agreement is between you (the “Host”) and Tropic Haven Adventures / Country Mungrel Studios, Kingston, Jamaica. It applies in addition to the Terms of Service.

1. Eligibility

You confirm you own the property or have the owner’s written permission to rent it, and that short-term rental is permitted under any applicable strata, lease or community rules and Jamaican law.

2. Your listing

Photos and descriptions must be accurate and current. You must keep your availability calendar up to date and honour every confirmed booking. Repeated cancellations or double-bookings may result in removal.

3. Pricing and payment

You set your nightly rates and any cleaning or security deposit. Guests pay us in full at booking. We deduct our commission (see Pricing) and pay you the balance by NCB bank transfer or Lynk after the guest checks in. You are responsible for your own taxes, including any obligations to Tax Administration Jamaica and the Jamaica Tourist Board.

4. Standards

Provide a clean, safe property that matches the listing. Respond to guest messages within 24 hours. Treat every guest equally regardless of nationality, race, religion, gender or disability.

5. Featured placement and Pro Host

Pro Host is a monthly subscription billed in USD and can be cancelled anytime from your dashboard; featured placement ends when the subscription ends.

6. Off-platform bookings

Do not use guest contact details obtained through the Site to take the same booking off-platform to avoid commission.

7. Termination

Either party may end this Agreement at any time. Confirmed bookings must still be honoured or cancelled under the Cancellation Policy.

8. Governing law

Laws of Jamaica; courts of Jamaica.
